This is Manila thread.... there is another thread for AC.
Please go back there. :)

Most hotel packages include a tour, ATV ride, Sailboat, in-room massage (the decent one .. ) and the likes. And include pickup from Kalibo or Caticlan.

If you pick on booking sites, you will loose out the side-deals.

For tour, Bora has a little bit to offer, vs other parts of PH. Boracay only attraction is beach and all things around the beach - atv, para sailing, sailboat, banana boat .. etc. etc and some diving on the other side of the island .

My 2 cents ? In PH, if you flaunt it, and have BG etc, the natives will believe you are somebody = somebody worth picking up a tiff with .. = tempted to take on you, if not for anything maybe just for the fun of it..

Not my way .. say low says me ..

Not if you hire the "right" bodyguards. The natives will look at those goons behind you and know whether you are worth the troubles or not. So having the right guys as your chaperones is extremely important. Many of these guns (oops typo error should be goons) for hire as off duty cops and soldiers..... some even take on the job when they are supposed to be on duty.

Selective buying. Your friends might have bought in prime areas that can't be rented out because the locals can't afford that kind of rentals.

Even if the selling price is running you may still be able to buy at a bargain later. When it is nearing turnover some owners will need to dispose off their units as they can't afford to pay up the hefty balance. Banks are also conservative in lending. Lending houses lend only 50% of the purchase price but at exorbitant interest. So some buyers are prepared to sell at their original price or even lower. That is why some buyers are holding on to paper losses. If you go in and buy lower you can rent ouy your unit cheaper than others and you get quite a good ROI. St Francis is a good project but the price makes it difficult to get tenant. I have a 60 sqm 2 BR in Mandaluyong which is quite close to St Francis. I bought it for slightly above 3 million. It will be turnover end of the year. I will put in 3 double decked beds and rent it at 30k per month. It can easily hiuse 10 tenants. And with each paying just 3k it is easily affordable to most working ibctge call centres there.

Just my 2 cents,

Do remember that Philippines is a Earth Quake prone country.

My investment is only on Land and lots (not more than 2 storey high), my only risk is the location flood prone or not. . Dont ask me how I manage to buy land, My asawa is pinas and another company that does 100% export. The rest is up to your imagination.

Please do not enter the argument of pinoy and pinas are not trust worthy, use your brain to safe guard your investment.

I totally have to mellow down when I am here for the long term. Not until the day I speak and text the languages fluently, I will still travel with my body guards and driven around. Just remember that traps are everywhere.

As to other expat rattling you out, Some ang-mo that I meet holds "high-moral" standard so when the second question that I usually follow will be " What happen after that ? " and the usual answer is " Their system will take care of the rest ...... " .

I use Nailas money changer as a guideline. Their website post daily updates of the rates.. Quite good as compared to many, though in Cebu I find slightly better rates. For Manila, I heard the one at GB1 beside fruit stall offer quite good rates too.

Re: phillipines, manaila, makati

in manila, no FX changer in makati will ever in a million years beat the rates offered by the mabini street FX changers in malate.

but if u r staying in makati, then no point going to malate all the way just for FX, unless u r like changing in the thousands and thousands of sgds.

Went to Manila 2 weeks ago.

Below r my humble FRs

Day 1. Went to City garden hotel massage joint in the gym, 1 floor below the rooftop garden, Took a masseur named aileen or something like that. Plain jane looking, early 20's. Damage done at P1000 for HJ. Didn't expect there are special services becoz the joint looks very decent. Was offered P2000 for BJ & P3000 FJ in my room.

Went straight to P. Burgos, went to most of the joints, most of them no customers (wed nite). Girls around 10-15 per joint. All lousy quality. Finally settled in Ivory, found 1 not bad named Venus, claimed she is american mixed. Quite gd looking. LD P390, ST3900. But, did take her and ended up raba raba with her.

To be continue......
