Singapore is just too expensive to operate the kind of cafes in VN. Not meaning the rental of these cafes are cheap. These cafe operates in 3-4 storey houses and the space can range from 10k sq feet and above. But the labour cost is cheaper. Most bigger cafes has 40-50 staff.
Just compare the labour cost and rental cost, and you will know why
